AGA, electric oven and hob, 2 x microwave, 2 x toaster, 2 x kettle, fridge freezer, american fridge freezer, LaVazza coffee machine, washing machine, tumble dryer, dishwasher, 3 x TV, 2 x DVD player, iPod dock, WiFi, football table, a selection of books and games. Fuel, power and starter pack for wood burning stove inc. in rent. Bed linen and towels inc. in rent.  Fixed cot, extra travel cots, stair gates and highchairs available on request.  Ample off road parking. Enclosed lawned garden with BBQ, ( BBQ - available March to end of October unless requested), furniture, climbing frame, swings and tennis court.  Sorry, no pets and no smoking. Shop and pub 1.5 miles. Note: This property requires a refundable Good House Keeping Bond of £500 prior to booking. Note: Children should be supervised when using climbing frame and swings. Note: Children should be supervised outside the enforced pond. Note: Catering can be organised on prior arrangement. Note: No hen or stag parties allowed and we ask all guest to be considerate to neighbours in the village with no loud noise.

Note: Charging of electric cars must be pre-arranged and is payable locally.
